The Roundabout is set on 18 acres at the edge of a growing city, It brings together architecture, landscape, and recreation to create more than a commercial center—it’s a place designed for community. With nine buildings totaling over 60,000 square feet, the site blends restaurants, retail, and wellness with outdoor gathering spaces and walkable connections.

At the heart of the project is a public-private partnership with the City of Buda. More than a mile of trails link The Roundabout to the city’s greenbelt system, expanding public parkland and encouraging access to nature. Volleyball and pickleball courts offer opportunities for connection and competition, while shaded playgrounds and open lawns invite families to linger.

The buildings were shaped not only by program but by constraint. Creative solutions emerged in response to a restrictive zoning code, resulting in structures that feel open and approachable—architecture that frames the experience without overpowering it. Three restaurants anchor the site alongside storefronts scaled for local tenants and casual discovery.

The Roundabout is about more than what gets built. It’s about what unfolds between the buildings: fresh air, good food, spontaneous play, and shared moments that make a place feel like part of the community.
