Tucked into a steeply sloping South Austin lot, this four-home development navigates a web of constraints—irregular property lines, a dramatic bluff, legacy permitting issues, and a dense canopy of heritage Live Oaks. Rather than forcing the land to conform, we designed within its limits, letting the natural conditions guide the layout and relationships between homes.
Each residence is oriented for privacy and views, despite their proximity. The result is a quiet neighborhood-in-miniature, where each home feels both connected and independent. Simple, durable materials defer to the trees and terrain, allowing the landscape to be the project’s most expressive feature. What began as a difficult site has become a model for how constraints can shape a more meaningful place.
